Terms and Conditions for The Hideaways

Welcome to The Hideaways. These Terms and Conditions ("Terms") govern your use of our website and your booking of any short-term rental property managed by Seburg Properties LLC (the "Host"). By accessing this website or booking a stay, you agree to be bound by these Terms and our House Rules. If you do not agree, please do not use our services.

1. The Agreement

The "Client," "Guest," or "You" refers to the individual booking the property. "The Company," "Host," "We," or "Us" refers to The Hideaways and its parent entity, Seburg Properties LLC.

2. Booking and Cancellation Policy

Unless otherwise stated on the specific booking platform (Hostaway, Airbnb, VRBO), the following general standards apply:

  • 100% Refund: If cancelled more than 60 days prior to check-in.
  • 50% Refund: If cancelled more than 30 days prior to check-in.
  • No Refund: If cancelled within 30 days of check-in.
  • Conflict of Terms: If you book through a third-party Online Travel Agency (OTA) like Airbnb, their specific cancellation policy displayed at the time of booking will take precedence.

3. House Rules & Regulations

By booking, you agree to comply with the following mandatory rules, unless otherwise stated. Failure to comply may result in immediate eviction without refund.

  • Age Requirement: The primary renter must be at least 24 years of age and provide a government-issued ID.
  • Occupancy: Maximum occupancy is 6 guests. Exceeding this limit at any time will result in immediate termination of the stay without refund.
  • No Smoking/Vaping: Strictly prohibited inside. A $250 minimum cleaning fee applies to violations.
  • No Pets: Dogs are not allowed (unless a bona fide Service Animal as defined by the ADA). Unauthorized pets result in a $150 fee and eviction.
  • Quiet Hours: 11:00 PM to 7:00 AM. Parties are strictly prohibited.
  • Safety: No indoor fires (including candles). No firearms. No illegal narcotics. No tampering with smoke/burglar alarms.

4. Security Deposits & Damages

  • Deposits: For non-Airbnb reservations, a security deposit is required. This will be returned minus any deductions for damages or missing items.
  • Liability for Excess: If damages exceed the deposit amount, the Guest is liable for the full cost of repairs or replacement.
  • Septic Care: Properties may run on septic systems. Guests may only flush toilet paper. Repairs caused by flushing "flushable" wipes or feminine products will be charged to the Guest.

5. Immediate Eviction & Right of Entry

The Host reserves the right to enter the premises at any time for emergencies, maintenance, or to investigate suspected breaches of these Terms. We reserve the right to immediately evict any Guest (and their party) without refund if:

  • A party or unauthorized event is held.
  • Illegal activity occurs on the premises.
  • Occupancy limits are exceeded.
  • Harassment of neighbors or staff occurs.

6. Limitation of Liability (Release & Waiver)

You acknowledge that you are using the property at your own risk. In consideration of being permitted to stay at the Property, you (on behalf of yourself and your invitees) hereby RELEASE, HOLD HARMLESS, AND FOREVER DISCHARGE Seburg Properties LLC, The Hideaways, and the property owners from any and all claims, actions, or liabilities for injury, death, or property damage arising out of your stay. This includes, but is not limited to, risks associated with stairs, outdoor terrain, weather events, or equipment failure.

7. SMS & Communication Disclosure

By providing your phone number, you consent to receive transactional and marketing text messages from The Hideaways via our management platforms (Hostaway and HighLevel).

  • Frequency: Message frequency varies.
  • Rates: Message and data rates may apply.
  • Opt-Out: Reply STOP to cancel. Reply HELP for assistance.
  • Privacy: Your mobile information will not be shared with third parties for marketing purposes.

8. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Wyoming, without regard to its conflict of law provisions. Any legal action arising from these Terms or your stay shall be filed in the courts of Wyoming.

9. Intellectual Property

Unless otherwise stated, The Hideaways and Seburg Properties LLC own the intellectual property rights for all material on our website. You may not republish, sell, or redistribute our content without written consent.
